​Certifications of Additions 

MANUFACTURED HOME INSPECTION

 

You should know exactly what to expect, both inside and out, in terms of needed and future repairs and maintenance. For example, stains on the ceiling could be the result of a single incident or indicate a constant roof leak. A fresh coat of paint might be hiding serious structural concerns. The home inspector interprets these and other clues, then presents a professional opinion about the condition of the property so that you can avoid unpleasant surprises. Of course, a home inspection will also point out the positive aspects of the home, as well as the type of maintenance needed to keep it in good shape. After the home inspection you will have a much clearer understanding of the property you are about to purchase and be able to make your decision with confidence. For a detailed list see tab "What We Inspect". The fee for a general inspection is based on the square feet. $100 discount on your home inspection when combined with at least one certification/inspection listed below.

PERMANENT FOUNDATION INSPECTION & CERTIFICATION

 

This is needed to determine if the home is attached to a permanent foundation and to determine if the grading and drainage is sufficient so that the crawlspace will not flood. 

ADDITIONS/MODIFICATIONS INSPECTION & CERTIFICATION

Room additions, porches, decks and stairs are regulated by the construction codes for each state and/or local housing authority. When additions are added after the home has been sited, the additions may not have been regulated by HUD Standards or Regulations. Also, the addition may take the home out of conformance with HUD Standards. That is why it is necessary to have a certified mobile home inspection.

FIRST PERMANENT LOCATION INSPECTION & CERTIICATION

 

Be sure to doublecheck with your lender or underwriter as to which inspection/certification is needed. There will be an extra charge for us to return to the property to do an additional inspection/certification that was not requested with the original inspection/certification.
